  • First, we advise on getting your property looking its absolute best. We might be a little biased, but we’re good at achieving a top rental return for our clients. Part of this is through excellent photography. Depending on your property, we advertise across a range of the largest tenant sites like Marketplace, Trademe, OneRoof, Realestate.co.nz, or Homes.co.nz to name a few.

  • We partner with Centrix for tenant background, credit checks and ID verification. We also search private tenant databases, tenancy tribunal, police name matches and conduct reference checks with employers, previous landlords and a character reference.

  • Yes, our policy is to inspect 1 month into a tenancy and every 3 months thereafter. We are firm on this policy as inspections pick up most issues before they become problematic. It is likely that your insurance requires quarterly inspections too. You can contact us here to view an inspection report.

  • We have SLA’s with trusted tradesmen. If your property needs repairs, we seek multiple quotes for your approval. Because we provide them regular work, we have negotiated upfront price discounts.

  • We have zero tolerance for rental arrears. If rent is late, we make contact with the tenant to understand why. We work with them to create a plan to remedy arrears. In the rare circumstances that we don’t get a positive outcome quickly, we will issue a 14 day notice and apply for mediation or tribunal. If required, we will attend Tenancy Tribunal on your behalf. Our standard rental agreements contain a debt collection clause that allows us to recover rent, plus associated collection costs.
